Fee Simple is operated by Talos Operations LLC ("Talos", "we", "us"). This page explains what information we collect when you visit talosoperations.com or use the Fee Simple app, what we do with it, who else handles it, and the choices you have.
1. What we collect
- Your account. Your email address. If you sign up with a password, the password is held by our sign-in provider and we never see it. If you choose to sign in with Google, Google gives our sign-in provider your name, email address and profile picture.
- What you give the app. The property addresses you ask it to look up (street address, city and county) and any files you upload to it.
- What the app produces for you. For each property: the county tax card and the recorded deed as the county publishes them, a record of the steps the app took, and a summary file. These contain owner names and mailing addresses, which are public county records.
- A record of activity. Sign-ins, and what was viewed, downloaded or exported, with the time and the account that did it.
- Messages. Anything you send us by email or through the app's contact form.
- On this website. We do not use analytics, advertising or tracking cookies. Our web host keeps ordinary server logs, such as the IP address and the page requested. Pages load fonts from Google and scripts from Cloudflare's public library, so your browser contacts those companies when it loads a page.
The app uses cookies only to keep you signed in.
2. How we use it
- To run the lookups you ask for and show you the results.
- To keep the service working and secure: signing you in, applying usage limits, and investigating errors and abuse.
- To answer you when you write to us.
We do not sell your information, and we do not use it for advertising.
3. Who else handles it
We rely on a small number of companies to run the service. They handle information on our behalf, or under their own terms where you deal with them directly.

We do not share your information with anyone else unless the law requires it.
County websites. Lookups are run from our server against public county websites. The county sees a request from our server about a property. It is not told who you are.
4. Who at Talos can see it
A small number of Talos staff administer the service and are able to reach the server. They look at sign-ins and usage counts in order to support the service, and they may look at a lookup that failed in order to fix it. Other people who use Fee Simple cannot see your lookups: each account's work is kept separate from every other account's.
5. How long we keep it
- Your lookups and their results: until you delete them or ask us to delete your account. Nothing is removed automatically.
- The record of activity: 90 days.
- Application logs, which can include the addresses looked up: 14 days.
- Backups: copies made for recovery are kept for a limited time and then expire, so deleted information can remain in a backup for a short while.
6. Your choices
You can delete a lookup you created from within the app. To close your account, to get a copy of your information, or to have it corrected or deleted, email info@talosoperations.com from the address on your account. Depending on where you live, the law may give you further rights over your information; we will honor them.
7. Security
The app runs on a private server with no public address. Connections are encrypted, every page requires sign-in, and the database itself keeps each account's work separate. No system is perfectly secure. If we learn of a breach that affects your information, we will tell you.
8. Children
Fee Simple is a tool for professional use. It is not directed to children, and people under 18 may not use it.
9. Where your information is kept
Talos operates in the United States, and the information described here is stored in the United States.
10. Changes to this policy
If we change this policy we will update this page and the date at the top. If a change is significant, we will also tell you in the app or by email.
